Full Property Management

Maintaining and repairing is a fundamental part of managing a property. We undertake all aspects of property maintenance and in administering service contracts on behalf of the client.

These will typically include such items as gardening and cleaning, day to day maintenance items, drain and gutter clearances, electrical faults, entryphones, fire alarms, etc

We can assist in the provision of security personnel, caretakers, and porterage.

Where plant and machinery exist such as lifts, boilers, water tanks and pumps, and solar panels, it is important for these to be maintained. Apart from the health and safety aspects, regular maintenance and servicing will assist highlighting any issues more quickly, and preserve the equipments longevity.

Fire, Asbestos and General Risk Assessments and where there are legislative and statutory requirements such as water treatment and electrical inspections are an important factor in the management of each property.

Major repairs and refurbishment projects to external and internal areas can be arranged for our in house Building Surveying Department.

We can arrange for Insurance quotations, reinstatement valuations, and assisting with insurance claims.

Size Of Property

At 1 Residential we can manage anything from 2 to 80 units. We manage anything from small victorian houses converted in to flats to multi use developments.


Each property is allocated a dedicated property manager responsible for dealing with works, services and enquiries at the managed property.

All property managers have direct emails and telephone facilities and additional administrative support. One of our main aims at 1 Residential is to make sure leaseholders and directors can just pick up the phone or email their property manager. We do not operate a call centre, you will be put through to people who manage your property, to someone who knows your building. Communication is the key to our success and we pride ourselves on it.

At 1 Residential we manage properties in London, Greater London and the Home Counties.

With our bespoke information systems and highly trained and professional staff we are able to manage properties in many different areas. A lot of our properties are in South West London, such as Tooting, Streatham and Brixton etc however; we also have many outside London, such as Redhill, Reigate, Caterham & Coulsdon. We currently manage most types of properties including Purpose Built Blocks, New Builds, Converted property, and Listed Buildings.

We have experience of managing mixed use developments with commercial and residential elements.

Accounting & Financial

All service charge funds are maintained in a clients account, separate from our own business accounts. We have a team of accountants who deal with all aspects of financial control including credit control, preparation of management accounts, and liaising with the accountants to prepare the financial and service charge accounts.

License For Alterations

In the majority of commercial and residential leases, the leaseholder is restricted by the freeholder concerning the alterations that can be made to the property during their tenancy. If a leaseholder wishes to make an alteration for example as those listed below, they must acquire a licence to do so from the freeholder and in the first instance would recommend professional advice is sought to determine if the works require a licence.
Any work which affects the structure of the property or services to it;
Any work that can be seen from the outside; or
Any work on the outside of the property.

The process for granting Licence for Alterations we act on behalf of Landlord to evaluate Tenants proposals such as plans and specifications in order ensure that they are carried out to a high level of workmanship and in accordance with such documentation and then make an application to the Landlords legal representative for the drafting of the licence.

A Licence for Alterations is imperative to ensure that at Lease expiry, the Tenant is obligated to reinstate the premises to its original configuration and to avoid unnecessary disputes, especially where the reinstatement covenants in their Lease are silent or poorly worded or do simply not exist.

It is no exaggeration to say that without 1 Residential and the tireless efforts of Ryan and Christian, we would have never been able to sell our flat in Tooting, allowing us to move into our dream house.
